THE CLIENT

NGP Group is a commercial real estate investment and operating firm specializing in properties leased to U.S. federal, state, and local government agencies. With 145 assets, 16 million square feet under management, and $4 billion in acquisition value, the firm operates through fully integrated in-house asset and property management teams. 

Its investor base includes sovereign wealth funds, institutional investors, and family offices — a profile that places unusually high demands on the quality and integrity of investor-facing communications. NGP's portfolio strategy centres on long-term, government-backed leases: predictable income, low volatility, and a tenant base that demands consistent, professionally managed operations.

THE CHALLENGE

Despite strong real estate fundamentals, two structural gaps in NGP's operational infrastructure had not kept pace with the scale and sophistication of the business.

Investor communications built for an earlier era

NGP's Limited Partners received performance updates through quarterly reports and spreadsheets — formats adequate for compliance but increasingly misaligned with how institutional investors engage with their portfolios today. 

Data was fragmented across internal systems, reporting was manual and delayed, and LPs had no on-demand access to asset-level or fund-level insight. 

The investor relations function was absorbing time answering routine questions that a well-designed platform would have answered automatically. For a firm seeking to raise capital from sovereign wealth funds and institutional investors, the communications infrastructure was a competitive liability.

Property operations running on manual coordination

Across 145 assets, daily tenant service requests (maintenance, access, IT support) were tracked through a patchwork of emails, spreadsheets, and on-site notes. Property managers served as the sole coordination layer between tenants and vendors, creating a single point of failure for every request. Vendors operated without structured task visibility. Tenants had no visibility into request status. Service delivery was inconsistent, and the model did not scale as portfolio volume grew.

WHAT WE BUILT

Primero Group designed and built two distinct platforms, each addressing one of NGP's structural gaps. Both share a unified architecture philosophy: real-time data, role-appropriate access, and a system that reduces coordination overhead rather than adding to it.

Platform 1 — LP Investor Portal

A comprehensive digital investment management platform giving NGP's Limited Partners real-time, secure access to portfolio data across every asset and fund in their allocation.

  • Property-level insight surfaces net operating income, lease status, capital expenditure, and projected returns updated regularly and presented without requiring LP teams to request reports or wait for quarterly distributions. 
  • Fund-level summaries provide visibility into capital calls, distributions, target and actual IRRs, and allocation breakdowns. 
  • Asset lifecycle tracking allows LPs to follow properties from acquisition through renovation, stabilisation, and repositioning — a transparency capability that static reporting cannot replicate.
  • The underlying data engine consolidates inputs from NGP's finance, leasing, and asset management systems into a single auditable reporting layer. 
  • Capital call notices, fund updates, and regulatory documents are managed through a secure, access-controlled environment, replacing email-based distribution with a governed, version-controlled workflow. 
  • The platform was built API-first for live data sync, with role-based access controls, cloud-hosted infrastructure, and a multi-tenant architecture designed to support future commercialisation.

Platform 2 — Tenant & Vendor Operations Platform

A single integrated environment in which every stakeholder in NGP's property operations — tenants, vendors, and internal property teams — works from the same system.

  • The tenant portal gives building occupants a mobile and web-accessible interface to submit and track service requests, access building announcements, book shared amenities, and review request history. 
  • The vendor portal gives service providers structured task management: receiving and responding to requests, scheduling site visits, updating statuses, communicating with tenants and staff, and viewing performance metrics including response times and completion rates. 
  • The admin layer gives NGP's property teams real-time oversight across all incoming and resolved requests, SLA tracking against vendor performance, configurable workflow and escalation management, and portfolio-wide reporting. 
  • A shared backend infrastructure ensures real-time information flow across all three portals with scalable permissions and security built for expansion to new assets.

WHAT THIS SHOWS

The NGP engagement demonstrates Primero Group's ability to deliver complex, multi-stakeholder platform engineering in institutional-grade environments where the quality of the technology has direct implications for investor relationships and capital retention. Building an LP portal for sovereign wealth funds and institutional investors is a different engineering and design challenge from building a consumer application — the precision required in data representation, access governance, and audit integrity reflects a level of rigour that the Group's CX and platform capability is built to meet.

The dual-platform nature of the engagement also reflects a capability the Group consistently demonstrates: the ability to identify and address multiple structural problems within a single client relationship, rather than delivering a narrow point solution. The investor portal and the operations platform were separate workstreams serving different audiences, but both emerged from the same diagnostic understanding of where NGP's operational infrastructure needed to evolve.

ENGAGEMENT STATUS

NGP and Primero Group are actively exploring the LP portal's potential as a SaaS product for other real estate investment firms — a commercialization path that emerged directly from the platform quality and LP feedback received after launch.
